6 month Bloor snagging list
First of all, Bloor did a great job of convincing us that snagging is a simple formality due to the high build quality, consequently, we were surprised by what happened . In reality snagging at Bloor Kingswood Heath is rather opposite. It seems like, our 7 day before moving in list was ignored and our ten day check was a disaster. Finally, we pray that our 6 month Bloor snagging list goes better!
At time of writing this we are about to go through our final 6 month Bloor snagging list which we hope will draw concerns to a conclusion. Most of all, we can get on with living!
This list is likely to grow as we finalise our concerns. I will update my overall satisfaction rating as works commence. However, that does mean that at the moment, it shows 0% which isn’t fair as Bloor haven’t had the chance to do the work yet.
1. Kitchen worktops
Unsatisfactory finish alround along with uneven mitre join that is curling upwards. Therefore, I think, this needs replacing…
Bloor sent someone out and are now replacing the kitchen work tops. However, the one we have is no longer available so we have to pick another.

2. Perimeter fencing
First of all, I really do not understand this… All grass on this picture is within my boundary, yet someone has decided to intersect my garden with a metal fence. The plan (shown below) clearly shows a knee high wooden fence and not a metal fence.
Bloor have told me that this is so cars can turn without damage. That tells me that they have got their planning wrong.
Here is the plan we were shown on reservation which shows the wooden fence. Furthermore, the plan shows the same wooden fence around the lawn areas outside the show homes.
With regards to the fencing issues you reported, I have investigated this with the technical department.
Whilst the plan you signed at the point of reservation was EA119-SL-301B stating the fence was timber, further revisions were released due to changes required from Colchester Borough Council. The final plan showing these changes was approved on 10th April 2017 and show the railings as metal as per they are currently set out (with the indentation into your lawn). This is as per planning and will not be changed.
So basically, the plans where changed after I exchanged without any explanation. Is that good practice?
The image to the left shows a distinct height difference of the fence each side. The posts are equal, so this isn’t a case of knocking deeper into the ground.
3. Rear garden lawn
Because, our rear garden was laid less than seven days before we move, I didn’t mention it on my 10 day list.
The garden has poor drainage and is very uneven underfoot and consequently needs laying properly as paid for.
The issues with your rear garden have been reported to Down to Earth Landscaping and I have asked for a report once they have carried out an inspection.
4. Front landscaped area
This has not been landscaped as promised upon reservation. I do not accept seeding mud that has been dug up from laying pipes as a suitable base for a lawned area (see top pic). In addition, this area should have trees and has not been finished at the entrance. Most noteworthy, we have lived with fencing abandoned for the last 6 months.
The picture above shows the land seeded. You can clearly see the condition of it. It is nothing more than dug up mud raked across. I have found sharp stones and broken glass in amongst the grass.
At what point does someone come around from the Bloor QA team and sign it off? Your Head of customer services even went as far as to say you didnt own the land to avoid dealing with the issue.
I appreciate some of it is council owned, but you still have a responsibility to deliver what was sold to us. An attractive landscaped area.
I am unaware of the exact works Charmonix will be carrying out as their instruction does not come from Customer Care. They will be finishing the landscaping as per the working drawings.
5. Brick wall
The state of the brick work is very poor and will not get better with time. Clearly this brickwork has been rubbed down and the perimeter has cement all over it.
6. Roof line
The roof line is not straight above my French doors. This may not look so obvious on the photo but its very obvious to the eye.
23rd November – Visit by roofers who are blaming Bloors builders for making the brickwork and lintle uneven. I have been asked to go back to Bloor Kingswood Heath to get them out to look at the problem.
7. Freezer door
The freezer door has come away from the outer door.
Finally, over the six months, we have noticed many cracks appearing throughout the property.
